How to Choose the Right Soft Wash Sprayer
Three things decide which soft wash sprayer is right for you: the power source (gas, 12V, or 24V), the GPM, and whether the pump is actually built for sodium hypochlorite. Miss any one of them and you'll either overpay for power you don't need or burn through pumps every six months.
Power source: gas, 12V, or 24V
Gas sprayers like the Comet P40 and AR45 are what most full-time commercial operators run. They push 10+ GPM at up to 300 PSI, hold up all day, and last several years on basic maintenance. The 12V pumps (Remco 5.3 GPM and 7 GPM) are quieter and lighter, and they cost less. That makes them a good fit for part-time work, residential routes, and HOA jobs where you can't run a gas engine. The Remco Zeus 24V is the middle ground: 14 GPM of flow without a gas engine, for high-volume operators who want electric simplicity.
GPM and flow rate
GPM is what determines how fast you move chemical and how far you can shoot it. For two-story residential and roof work, 5 to 7 GPM is plenty. For commercial buildings, large HOAs, or three-story reach from the ground, you want 10 GPM or more. Go too small and you'll lose distance and pressure. Go too big and you'll be burning fuel to run a system you don't need.
Sodium hypochlorite (SH) resistance
A real soft wash sprayer is more than a pump bolted to an engine. Standard pressure washer pumps and bargain 12V units fail within a few months of running 12.5% SH. Seals dissolve, springs corrode, check valves give out. Every sprayer on this page is built for sodium hypochlorite specifically: the Comet P40 and AR45 use Viton diaphragms, the Remco 12V and 24V pumps run Viton and Santoprene components, and the Pressure Ranger 2-in-1 is plumbed with 316 stainless steel and Viton throughout.

Frequently Asked Questions
What is a soft wash sprayer?
A soft wash sprayer is a low-pressure, high-flow pump system that applies sodium hypochlorite and surfactant blends to roofs, siding, and exterior surfaces without damaging them. Unlike a pressure washer, it pushes more volume at lower PSI (typically 60 to 300 PSI) and is built from chemical-resistant components that won't dissolve when you run SH through them every day.
What's the difference between a soft wash sprayer and a pressure washer?
A pressure washer uses high pressure (2,000 to 4,000+ PSI) and low flow to blast dirt off. A soft wash sprayer uses low pressure and high flow to apply chemicals that do the cleaning instead. The other big difference is the materials: soft wash sprayers are built with Viton and other SH-resistant parts. A standard pressure washer pump will start failing within months if you run sodium hypochlorite through it.
Should I buy a gas or 12V soft wash sprayer?
Gas sprayers (Comet P40, AR45) are the right call for full-time operators, commercial work, and anyone needing 10+ GPM at distance. 12V pumps (Remco 5.3 or 7 GPM) are better for beginners, weekend work, residential-only routes, and quiet HOAs. For a full breakdown, read our guide: 12V vs Gas Soft Wash Pumps.
What GPM soft wash sprayer do I need?
For most residential soft washing (siding, single-story roofs, driveways), 5 to 7 GPM is plenty. For commercial buildings, large HOAs, and two- to three-story reach from the ground, go 10 GPM or more. If you're between sizes or expect to grow into bigger jobs in the next year, size up.
How long does a soft wash sprayer last?
A quality gas sprayer like the Comet P40 or AR45 will give you several years of daily commercial use with basic maintenance: oil changes, pump flushing, and replacing worn diaphragms and seals (we stock OEM repair and diaphragm kits for both). 12V diaphragm pumps usually last around 6 months of heavy use. Some can be rebuilt, but most pros just replace the whole pump when it wears out. At the 12V price point, that's usually the more economical call.
Can I use a regular pressure washer for soft washing?
Not for long. Standard pressure washer pumps use brass and standard seals that break down quickly under sodium hypochlorite. You can downstream-inject SH through a pressure washer for occasional light work, but for any real volume of soft washing you need a dedicated sprayer built for chemicals. That's what every unit on this page is.
